Their is another thread going right now of someone being sued by city code enforcement and he is out of state and the property manager never told him he had active violations.I fear you will find a manager who will take on these properties and it will be a bad manager who you will lose money with and waste 2-3 years of your time.

Does FHA loan get counted in the four loan limit that many banks has? Or does the four loan only count conventional loan and not FHA?Thanks!

I guess they are busy but not responding /answering questions in 4 to 6 weeks is NOT acceptable.The PM company could not enforce the lease, did not check or renew the lease 30/60 days before lease end and then accepted 2-week notice from tenant.

Two things could happen, you convert it, you apply for permit, the city inspects it, city calls code enforcement to check on other parts of the house, decides to give you citation, then you fix that, chiching ; or, you don’t qualify, you get a citation, you are forced to fix it, double chiching.
