I've used Quicken for 28 years and it's gone to hell since Intuit sold it.

Hey Ryan,Intuitive question - my primary focus as a broker is Non-QM, DCSR, LTR/STR so this is right up my alley.

As it stands, I'm a month out from getting my real-estate license and (potentially) working under a brokerage firm to get a feel for my local market alongside market psychology within real-estate (i.e. be directly involved in the sales and try to develop an intuition for what homebuyers or renters in particular look for). 

You want to be rejected and that is certainly counter intuitive. 

Have you tried to sign up via IPN (Intuit Payment Network) first, then tried sparkRent with your IPN account?

Your intuition about this being a tough climate to do a 1031 in is correct.

Appfolio is intuitive and has a lot of great features (a big step up from an excel sheet!).

Real Estate has a very low barrier to entry and that's why so many get into it, but no doubt those who can leverage data, intuition and knowledge to make good decisions have the advantage.  

This is counter-intuitive to the way investing works.
