Just for the accidental times when they have the bathroom heat off because its hot out and they go on vacation for 3 weeks with the door closed and the temp here drops under freezing.

I guess my question is more of a hypothetical if it gets to be more mainstream, since it’s become such a hot talking point for coaches, mentors, gurus, writers etc.

The little time I had with him I cherish and he is intensely missed every day.My primary career has been managing various claims from habitability to slip and fall (personal and commercial) workers comp to dog bite and private passenger auto/trucking with attorney involvement, so I’m not shy nor am I intimidated by these life sucking vampires, lol.

Normally, with that little cash flow, I would say sell if your market is hot and turn it into multiple properties, but you will be doing that with a much higher rate and 20 percent down.

Was this tenant that hot, that you would allow this to happen?????

Before it started, I had no idea whether this property would be hotly contested or whether I'd be the only one interested. 

It’s also softer and breaks easier causing hot spots.

Anything less than that and I’d risk losing a years worth of income to a bad hot water heater.

We are now upon April 2024, and at the rate things have been going, still have a ways to go (finish ducting for forced hot air, insulation, sheet rock, paint, flooring, kitchens, bathrooms, finishes, and anything I am missing to bring the units to whole).
