Unfortunately it its extremely hard to pin point this on one person or event and under law it is my responsibility to provide the home free of an infestation.

Note: I'm dealing with a flea infestation, so far all carpets have been removed. 

With my very first tenant from Hell, the property was left vermin infested with dead animals throughout the apartment.

I chanced it until the last infestation, which took three treatments to get rid of, during which I had my handyman throw the bed out and bought a whole new bed frame.  

On this path I was faced with letting go not one but two general contractors, a homeless person living in one of the basements, lawless tenants, a tenant eviction, broken windows, a flea infestation, my first experience with section 8 and more.

Its a legit answer but guess what, they "forgot" to tell you that there is cracks in the foundation that an engineer told them to fix 5 years ago and its getting bigger, or there is asbestos found in the attic or they have a serious termite infestation.

The applicant's story was that he vacated the property due to rodent and or bug infestation.
