If not, you can always increase the rent to market value, but my guess is it being California, there are limits to rent increases.There are rent caps but they do not apply to single family homes owned by individuals (not LLCs or Corps)

So if it can do that, shouldn't it be able to be pointed to any website of your choice, search through groups/posts/etc and communicate with anyone who displays some kind of "intent" to sell, and if no intent is found, it could generate "curiousity" and help develop some curiousity from anyone in the group, and it could do this, until all possible efforts have been exhausted over time.

@Michael Daniel - I'm experimenting with a few "AI" generated sources/lists now and my initial perspective is that they're another source of deal flow, but not much better conversion than other areas including wholesalers, MLS, etc...

It currently seems I’m not going to be coming back to the states anytime soon (given the upcoming projects within the next 3-4 years) but would really appreciate any advice on investment rental property strategy as so to start building the foundation for generational wealth/passive income.We have saved a substantial amount of money for which the original intent was to buy our future primary residence with all cash if/when we moved back to the states.However, that’s not what’s going to build generational wealth and would rather put that money into passive income investments hence, real estate rental properties.

If I were to go this route I would clearly identify each of these risks individually, understand how the Govt would potentially challenge each of them and then assess in your particular fact pattern how you would effectively rebut a challenge to each.
