In terms of utilities, it's your decision how you'd rent your units.When I was newer I used to rent all-inclusive for ease, but now I charge + utilities for most / all my units.

@Mary Shupe If you have that many units it may make sense to get an all inclusive package that can handle leasing, maintenance, and accounting. 

Hi Joe, I'm specifically asking about a performing All Inclusive Trust Deed that wraps a bank 1st mortgage.
