Unfortunately, I have not had any property managers go after tenants that owed me money.  1 PM company didn’t even seem like they knew how to take the right steps to get a tenant out that did not leave on their own.I don’t know if it’s a Texas thing or PM just haven’t been trying to do so…In my experience it's a PM thing; Either a total lack of experience/knowledge, or a lack of any ambition to even know or put any effort forward in being at such level of skill.

For example: If one of the mortgage companies or the property owner didn't get proper notice or there isn't proper documentation, it creates a title problem and no insurance company I know of will do this level of research.I am not an attorney and you should talk to an attorney, this advice is based on my experience.

We could sell that house by itself, but it would be sold under a land in common agreement and an HOA would need to be formed.I also confirmed with the Public Works department that a 2nd driveway can go in, with a septic designer that there's room for second septic tank, and with the public water company that they can tap into the main water line from one of the neighboring roads.I'm sure there are some more details that I would need to iron out that the code officer didn't bring up, but the high level answer I was looking for is that my town does allow selling off a second house under the LD 2003 legislation.

I am not for gouging people, and there are good tenants at all price points, but at a very general level, lower rent draws lower end tenants.
