I should have added the JT seller you're partnering with will likely want to consult CPA and attorney to properly structure the deal so that it is not a "sale" for them in the IRS's eyes, as that would disturb their stepped up cost basis on their 1/3 interest.This is also important is places where property taxes are frozen until a the property is transferred, like California... what's that called again, Prop 9?

The only nice thing is if you sue a Section 8 tenant and get a judgement the Section 8 office doesn't let the tenant move into a new unit (as long as you let them know about the judgement prior to them moving into a new Section 8-approved apartment - their voucher is frozen until you get your money).

If an investor wants to spend 6 months to 1 year trying to catch the big whale for a great flip that is understandable but investors need to also understand why agents do not want to do it.Frankly a lot of this no money down stuff, options, and all of that really was more robust when markets were frozen years ago.

And I have a HELOC with WF at prime as well that I thought they froze but when I refiannced that property earlier this year they said that not only was it not frozen but the draw was ten years longer than I thought.
