The next three I bought using a solo401K based on the little bit of consulting work I do and funded by IRA rollovers. 

Once the seller realizes that you are not going to just roll over, he will see that the property could be tied up for a long time to come.

HiOne of the things you can do is roll over some 401k funds into a self directed regular or Roth IRA.

It has to be used strictly for investment without your personal involvement, so you are correct, house hacking strategy would not work with SD eligible for a Solo 401k plan you can rollover funds there and take a personal loan form it (limited to $50K), which can be in turn use to make personal investment. 

But I do not see any problem with a rollover from 401k to an IRA, followed by a QCD.
