Investors typically want a steal of a deal, so even 25% off is typically not enough for me to even stop....50% off market value starts to get interesting.

So for me the ONLY advantage was the GOZONE tax bene's i was able to get when I bought them.. that was the Gulf opportunties act post katrina. most current investors I am sure never heard of it..

I was thinking 1 property per year was a huge thing for me, and if things worked out I could accelerate to 2 properties the 2nd or 3rd year, 3 properties the 3rd or 4th year, etc.

Combine that with rates that are near high for this century.  3 things could solve this 1) RE prices fall (that would be bad for me) 2) rents increase a lot without RE prices increasing similarly (this would be bad for tenants) 3) rates fall a lot.
