Is there a defined definintion of occupany that mandates a set amount of days per month that I must sleep under the roof of my primary residence?

I've done plenty of deals without and agent, off market not even on the MLS but I'm one of those wholesalers that did things properly, had qualified buyers before even reaching out to sellers and strictly stuck with assignments.Biggest problem is so many "wholesalers" barely have the understand of a deed or what title insurance is so there's an immense amount of knowledge they need before hand which can just be provided to them by getting a license!

I am considering moving back as I have family there and if so would plan to look for fix-n-flips to invest in.

My husband and I have fixed and flipped one property about 3 years ago, and are looking for one to fix and rent out (and use for vacations) at the NC coast. 

You can wipe out income in the amount of roughly 15-20% in year one with accelerated depreciation.

After the demo, there really is not much you can do to save outside of thinking outside the box on fixing whatever that might be that has come up.
