If I wanted to buy a house in the San Diego area that would make sense numbers wise, I'd be living way further from base, out in the suburbs (not cool for a mid 20s single guy), and would be fighting traffic all the time.

I liked the podcast quite a bit but wouldn’t consider much of what he seems to be doing real estate investing.While I agree with his strategies for himself I don’t think it’s what many on here are capable or interested in doing.That being said I love his stuff and liked the information he presented in the podcast!
