There is a rare occasion you will run across a "professional tenant" that knows how to game the system but for the most part you will find tenants that will put up a fight in the beginning and probably get bad advice from friends and when you get to court they have nothing to say except to plead to the judge for a few more weeks and they have all kinds of sob stories and then they have no choice but to move on to the next apartment. 

Then you'll collect (roughly) $1000 from Section 8 and $50 from the tenant, so you'll be getting all of your money and the $50 fight will get you more cash.

Smith would have to help you fight that lien if she is familiar with it. 

Anyway prior to heading to the court house i did a little research and found out the homeowner was still living in the house, and bank had been fighting to evict him for the past 7 years!

In my opinion there is nothing worse than fighting over finances with my wife.

A lawyer will cost more than that and all the hassle involved,  life is too short to fight a ridiculous battle like this.  

I don't have a dog in the fight so by all mean if your nervous walk away, I did (but because it won't fit for a flip not because it may not still be a good property)!

Sometimes, you pick your battles and what is really worth your time and energy to fight.
