@JOAN DICKIE, I have a $100K rental in Jeff's neck of the woods and we plan to resurface the countertops with a spray on faux granite finish from one of the re-bath franchises, if that comes out well enough we'll do it again in a little higher priced property.

I've done deals with livestock, machinery, cars, boats, an airplane, timeshares, vacation packages, labor traded, professional services, swapped RE, took jewelry as collateral, about everything but the first born, all of it was simply using other assets to leverage a deal or trade in lieu of money.

Tenant that I had accepted as a tenant right before they paid a deposit: "Can I use an oxyacetylene torch to make jewelry for my business in the spare bedroom?"

First of all totally agree with you about working with individuals and TK providers that are more boutique like and have a strong hyper local market place presence, awareness along with an established business, I think we need to dive deeper into your perfect understanding of a real TK provider versus others that are simply FAUX TK providers.True TK provider: Completes acquisition, construction completed to a standard quality and caliber, provides in house continued management.

Of course, they may have a dozen of expensive caviar or vintage wines that would go bad quickly.Now if the fridge is broken, I am thinking being in South Florida, if it happens on a Wednesday evening, I may not be able to call in an appliance man until Thursday.
