I have not seen the property after this work has been done, but I did receive an alarmed call from a realtor who drove by the house that made it sound like some of the work has been pretty extensive.

I usually charge 20 - 25% more for a month-to-month extension to offset the potential vacancy during the slow season.This is your rental and your business.

I probably should add in some test since the property is over a hundred years old (built 1901), plus may need extensive upgrades (to HVAC, Plumbing & Elec.).

Can an agent re-list property even if we have contract extension?

My thought process is I want to buy Multi family homes that are in disrepair and need extensive work. 

If deed and possession are not delivered to Buyer by Closing Date, this purchase agreement will be null and void, unless an extension is agreed upon in writing and signed by all parties.
