Folks may be familiar with the terms “visionary” and “integrator”.MF teams need both.

Some folks do well and others lose their shirt and go bankrupt.It is definitely a risk and you are creating a job for yourself, but judging by your wording, you kinda want a business instead of investing.It is scalable based on your area and how much risk you can tolerate.

They are used to chatting with folks to find out what/why they are movings so could be helpful if you don't want to go property management route. 

If you use the agent finder tool you’ll get me, so save yourself the time there.As far as the municipality, most of my folks are keeping a close eye on Clay, Cicero and North Syracuse.

It took a while but I eventually learned that this is not a get rich quick game and that the online folks trying to sell their books or services were doing just that. 

Have someone watch the cross walk.Neighbors- They are all businesses and closed, or the Hotel folks will walk over.If it gets too big, rent out the grass area behind you across the street.As always check zoning and covenants.Over the top????

I keep seeing folks touting these data centers.. keep in mind for the subs building them there is money but long term they employ very few people and do not have a big impact on RE or RE values long term.. just  saying..

I've heard REI Nation is a great company and I have sold them some deals and they have great folks over there!
