The elevated price of lumber is adding approximately $24,000 to the price of a new home.

Under 500k.C is smaller homes, average school districts and median home prices (about 193k currently in Milwaukee) - positive cash flow and a good chance on appreciation.D neighborhoods are below median home price (I would say 100-150k currently), elevated crime levels, challanged schools.

Elevator or stairs only if two story?

It elevates the prestige of the unit/home which creates a premium for your ROI7.

Other houses are either on still or higher elevation (New homes).

After a lot of back and forth we are still working on getting an elevation certificate to say that we do not need flood insurance.

Also, if you already know the niche you want to be in have that elevator speech ready so you are talking with people that are relevant/knowledgeable to what you want to do.  

I am hesitant due to the fact that there is no elevator in the building.
