I would consider 1031 exchange to one high quality Nevada or Arizona SFH or duplex but high prices and 7% interest rates are dissuading me from doing anything.

For a time I was looking at duplexes but found the only thing I could afford were abandoned properties in or near the worst areas of town, after that defeat I started looking for properties on the MLS to flip but because I needed financing I couldn't compete with cash buyers.

It was an older home from the 1950s we had to replace elctric plumbing and all dry wall etc. this house was a complete gut but we didnt buy it knowing that.

We currently are under contract to buy a .3 acre lot in downtown that is in a frequent transit area, which means we are allowed to build two accessory dwelling units on the lot. we are also zoned for a duplex, so that’s the plan!
