I went and seen it today. 1/4 of the rear fascia is gone, some of the soffit has vegetation growing on it, the shingles looks “okay”, the wood under the shingles are planks, the crawl space in the attic is very small, the air handler will more than likely need to be replaced, because of mold concerns I would budget for the duct work as well, but I would wait for the a/c guy to look at it.

You will need to make sure there is duct work running to the room for heating and cooling, proper insulation, a window or two, etc.3.

The duct work was already in place so All I had to do was install a furnace and run a new gas line and have the project inspected.

If not, have insulation contractor spray several inches of cellulose. 2) be sure the duct work is not leaking air.

Of course, an experienced contractor would bring this issue to you in advance and resolve it but he overlooked the fact where a ductwork for a central air is not feasible.
