If you open up a wall and disturb the mold, it spreads.  

ESA or not, the animal can’t endanger or disturb others excessively.

Asbestos is only a problem when air born so if you don't disturb the area it is in then you are fine.

Do not disturb the old loyal lady's comfort by causing stress to her to come up with the finances & headache on finding a new neighborhood/home that fits her standards where she already is now behind $45 dollars less a month.

Heating oil smells , you can get a good idea just with your nose .Diesel/heating oil does have a distinctive smell, but if a leak occurred sometime in the past and there is no active leak or oil present in the tank, you may not smell anything until you disturb the contaminated soil.  

While asking if a home has been the scene of a death in itself is not disturbing, this level she is taking it to certainly is.
