Why - because if you are doing business as an entity to cover your legal liability, then putting different types of incomes into one entity exposes both income streams to each other's liabilities, which defeats the purpose.Three - if the asset you are buying is 5 units or more, or non-residential, the answer is yes - set up an LLC.

I don't know which part of your solution makes less sense.1 - Covering 11 units with cash flow defeats the purpose of having "cash flow" properties to begin with.2 - 11 x $1500 = $16,500 you are holding in reserve...of your profits (cash flow), just in case.

If you're not a real buyer, you better sty away.I'd also say that no state can prevent an owner from selling meeting the amounts demanded to be paid, that causes the lender additional time, money, it defeats the redemption of a property by an owner, so I doubt the MD law is saying an owner can't sell.

Those who do not are either small fry or heading for a fall.Just another warning also on LLCs - if you do not have at least another member in addition to yourself you have no asset protection - as you are not able to defeat charging orders if you are a single member LLC

Because if the house is put into a trust, and then an LLC is made the beneficiary of the trust, that defeats the purpose of the LLC.
