I want to take this opportunity by qualifying for REP status.I have also been meaning to build 2 units in my backyard and put them on rent.

But as of right now I want to wholesale and maybe buy some preforeclosures for myself to rehab and rent.

Good to know as I have a property coming on the market and we had one off market offer already all cash but at 10% list price discount (which we most likely will reject).Curious if you think the california fires will assist the market since many of those people need places to live for years and I am guessing some will flee california?

Your best bet is to look for portfolio lenders, local credit unions, or banks that specialize in condo loans, as they may have more flexible requirements.

@Peter Dukaj personally think the government should make it more expensive to build than renovate.

You never know what opportunities are going to come your way by going to your local real estate meet up.

Good stuff, it is a much different market today.

If it's a lender that does not allow me to speak to an underwriter, see guidelines, or speak to an account manager, I will try not to work with them, unless I know the Account Executive is very experienced. 

I have done my research but at the end of the day, I am looking for what locals are seeing with their own eyes happening to the Akron market.
