The asking price was $35k from the bank but the investor held his ground for 3 weeks and only went up to $9k and got the property from the bank who kept saying they would not go lower with every counter offer they made.

I am getting more counter-offers on my low-ball offers, so the excellent litmus test tells me that sellers are becoming more willing to negotiate as the buying pressure slows.

The inspector finds a lot of problems ( many were obvious pre offer) seller comes back with a lowball counter offer knowing he was going to do that in the first place.
