To add, it is not impossible to find a lender/bank to give you a mortgage when also loaning the down payment because, surprisingly, not all ask or confirm where the money came from.

So basically you want to make sure your park is legal conforming or at least legal non-confirming.

I would be using my own software and doing the day to day.

Confirm leases, contracts, and financial records to gain valuable insights.

Escrow already confirmed they can write and record it without issue.

Otherwise, I would check with your local zoning/planning department to confirm that you can add tiny homes to the property and what inspections/septic systems need to be set up.

I agree with @Ned and @Chris   also don't fall for buying any monthly software subscription.   

.: If you hire a professional PM, they will handle everything and you won't need any software.
