Mansard shingles cost more.New furnaces/boilers about 4-6k, a bit more if adding central a/c coils.New sewer lines 6k.But yes try and run numbers as conservatively as possible up front, and then upgrade the oldest items that are on their last legs first.

What has gotten me a few times recently is there are these 3 tab shingle roofs that are multicolored......so visually they look like a newer architectural shingle until you get very close to them.

I just measured (not a professional so unsure if I did it correctly) and from ground to bottom of soffit was ~11ft, and ground to top of roof shingle at highest point was ~17ft.

Cash out re-fi’s, equity loans, lines of credit, I have 2 large credit cards that sit unused but I can buy materials with them if I need shingles, a heater, etc. then I can use a credit line, do a refinance or pay it off from reserves, sell a property, or???
