I am sure though same holds true when they inherit a MF or office complex or shopping center.. the thing with the deals I was involved in there was no debt on the land grandparnets parents owned it for decades.So like the last one i bought for 7.3 million ( for my latest housing development)  5 kids there was no tax planning and no 1031 they just each grabbed the cash.. others that have inherited the land then sold.. same thing cashed out and who knows what they bought but for sure they did not want to continue to own the RE they wanted to get their hands on the cash as quick as humanly possible.Thanks, Jay, that's my point right there!
