I meet investors here and we talk about both markets for ground up construction and columbus tends to be preferred. land is about 20x cheaper for smaller plots. there are a ton of options though I could discuss. even 4 units are tough it's really tough to get the numbers to work unless you buy land and develop. we need at least 60 units to get those numbers to work 

Debt will eventually be cheaper most likely, and you can be opportunistic about refinancing or paying it down.

Refinanced them both to get my money out but they only rent for $795 and $775 but property taxes are a little cheaper in AL. 

(The first $500k is currently tax free but becomes taxable 1095 days after you moved out.)It’s unlikely this price range will make a good rental, nor is it a property you would buy as a rental if you don’t already own it.

That option would be taxable to you. 

Because their software is cheaper and better than doorloop in every way except accounting.I hope this helps!

Not saying it cant be done or you shouldnt, just dont bank on it being a cheaper alternative. 

There are always people who can rehab cheaper than you and have lower initial ROI requirements.
