I have no family or friends that expertise in the field that could possibly guide and or help me through the journey and im not financially equipped to pay for a good mentor. so, meanwhile, i just research and plan.... 

The partners spent their careers in retail real estate and made a ton of money.  

It seems quite high to me, especially considering I'm still relatively new to this field.

THE MOST IMPORTANT THING I LEARNED ABOUT SALES IN 45 YEARS IN REAL ESTATEI, like most people, thought exceptional success in a sales field was due to a unique ability of an individual to somehow “connect”, “convince”, or “persuade” people to purchase the product or service the salesperson was selling.

When you start your real estate investment career, don't forget to do extensive study, consult with knowledgeable investors, and move cautiously.

Have you looked at the job market for your career and the expected salary?  

This was a complete surprise out of left field, so I threw out a big number - close to our best case scenario flip profit to see if they would bite.

Maybe the oil field slowdown will change prices or available labor, but not until the unemployment benefits run out in a year or 2. 

Note that many fields are required on the forms and typically only the seller is going to know the right info.You will also be required by state law to sign a listing agreement with the listing agent.
