Note: Contract 1a is used with the seller who understands that the investor will find an end Buyer for this deal.Please correct me if I'm wrong, but wouldn't you be acting in the same capacity as a real estate agent, and not as a principal in the deal?

Assume that there is no other cash laying around to buy the deal.Would you refinance or otherwise take out the equity (maybe you have an open ended blanket facility with spare capacity) to by the screaming hot deals or you would just pass?
