I've begun looking for my first rental property as well and would be interested to hear what your projected rent to price ratio will be.I've found the "2% rule" tends to track closer to 1% in the DFW market, probably due to our solid appreciation rates. 

I've already begun making offers on properties but want to have a GC ready to go for when an offer gets accepted.

Lakewood is getting getting hard to find good deals and have begun expanding search but hadn't considered Berea.

This has led me to a crossroads as this concept has really begun fascinating me.
