If I were doing it, I would see if the wall between the kitchen and living area is load bearing, and if it is not....then I would knock out the top half of that wall to open it up and create a breakfast bar there.

I see the same thing at a private golf club, (you can only join now if someone dies and the heirs sell the membership BTW) go to the bar and listen to the trash talk and not only would you understand that not only do we have our upper class, the chance of you joining is very, very slim, yet these people (the 47%) still try to identify with them and vote against thier own best interests.

I've been told the free Florida Bar lease is too tenant friendly/doesn't cover enough real world situtions that can occur.There's also a great book by Mark Warda for Fla. landlords which can help you understand your rights.
