Note that I'm an engineer by background and have a very 'involved' bent with the projects we do, and I stay very involved with items like this because as you will see from the numbers below - we actually attribute one of the biggest value adders and willingness to pay on the part of tenants to the granite.House 1 Granite Cost = $225 if my memory serves - came with full bullnose, we paid $200 to have it cut (needed like 2 cuts and seams) and did the labor and transport ourselves.

Type in the zip code of the area you want to search, zoom in and out as needed (and maybe remove the boundary lines), put in the filters to make your search comparable to the subject property, and then make sure you're only looking at sold comps.I use Zillow to see non-MLS attributes, different pictures, and to get a direct link to the property county details.You might want to consider using another realtor.

If that flooring was installed over a pier and beam slab or solid concrete could attribute to the problem with moisture.

So, I wouldn't count your little house out just yet, but dollar per sq ft is just one of the measures that appraisers use.I would start with a bullet point list of attributes about the house, repairs, upgrades, and so forth.

Interesting that I found the median sale price in Stony point at $325,000.Other areas in rockland county are around $350,000.Stony point does appear to have one of the highest property taxes in the country.I am not sure I can attribute 100% of this as the reason for the price difference.

So the extra land could be a nice buffer, maybe good for overage parking, etc. but it was darn hard for me to attribute a separate (meaningful) value to it.
