That WILL prevent you from refinancing unless that property is worth way more than you owe.

A 2 fam with permit almost always have to be owner occupied which prevents you from buying it and renting both apartments. 

This will prevent this situation from happening 100% of the time.

Chris, Thank you for your quick response, I was looking to do a different strategy besides mass mailing, and I can see how preventing a foreclosure from happening, that would be a direct lender collaboration that I would have to work on indeed. 

When I asked for clarification from my PM they said this clause only protects against something the tenant can control, which makes no sense to me since many pests aren’t preventable, they just happen.  

How do you prevent yourself from going through and rewiring the entire house when you only wanted to update the kitchen? 

Again, the complication of tax should not prevent you from investing if a deal makes sense. 

For control purposes, they rather not give out info to prevent collusions between bank officers and potential bidders and buyers.

This isn't meant to be preachy but others might come across this post and wonder how to prevent it.The two biggest areas of concern here are...Your loan amount. 

It may be worth it though, I actually used to rent an apartment right around the corner from this place, it was in a four unit building that’s as almost always at full occupancy, as far as I remember the entire 2 years I lived there only one apartment was ever vacant and it was rented in about a months time.I found a 3bd 2ba MH on my local Craigslist that seems to need minimal work, the previous owners did major updating, asphalt roof was replaced about  7 years ago, new furnace, new floors and paint.
