My current goals for this year are to become very comfortable with performing comps in my area, getting pre-approved for a mortgage to find out my buying power with conventional lenders, connect w/ a investor friendly agent and wholesalers to align on my investment criteria and begin the search!  

My interests are always aligned with the seller though. 

Because of that I would encourage you to run the numbers as accurately as possible, be honest with your goals, and if the property seems to align with your goals...GO FOR IT!

They are planning to widen the road that the property aligns.

That should allow you to cash out most of your initial investment assuming the refinancing appraisal / ARV align.

If you are doing real estate full time, become an "expert" in your niche, establish a solid investment criteria that is aligned with your beliefs, investment goals and risk tolerance and start growing from there.

Personally, Integrity, Track record, Conservative culture, and Interests alignment are key when selecting a firm to invest with.You NEED to feel great about investing with a certain company, you need to feel that you can actually trust them and sleep well at night knowing that not only do you believe in the product you invested in, but the people behind it.
