@Paul De Luca and/or @Jonathan Klemm - would you be willing to share your Chicago-specific lease agreements or what language you use in your leases for the early termination so we can incorporate that into our future leases?

Realize my advice is not coming from someone that has not been successful with RE.This is my way of saying we will not come to an agreement and I am out.   

If it is residential when you submit your PA Purchase Agreement you could put in a financing clause, again it is not going to let that be 60-90 days??

Did they abide by the rules of the agreement?

I've got a buyer ready to sign an assignment agreement.  

We have our house rules mentioned in our listing, as well that the guests must sign a rental agreement also.Knock on wood, so far no issues.Mike

I would want to see the specific written agreement on the taxes before I cosidered such a thing.

California has a $800 minimum franchise tax per LLC per year (and it could be higher depending on gross receipts).LLCs allow for orderly transfer of wealth upon death through an operating agreement.

Review their management agreement.

Basically, they name everyone because they’re hoping and counting on the fact that people set up their own LLCs and didn’t adhere to basic entity maintenance (operating agreement) and kept things separate (like bookkeeping and separate bank accounts).
