My thought goes more to the age of prospects, a modest income earning adult will have less time for discretionary activities, they may be more consumed by other things than surfing the web, but I'm sure some do.Access to the internet can be had at libraries, free, so for those techies time on line is limited.

Had a tenant in the past with a dog and needless to say, when she moved out, we had fleas and had to get the house treated.I am open to cats/dog based on adult size and breed, However, I do not accept "vicious natured animals" ex: pitbulls, rottweilers

That is the Lease Agreement states only two (2) Adults in this case, named on the Lease Agreement, are the only who can reside in the unit, that no Pets are allowed, and that quiet periods are between, 10:00 pm and say 7:00 am...I am not sure you can really say "no parties", because how does one define a "party"?

Get proof of that income and verify that it is consistent (same in Jan 13 as Jan 14) and not dependent on oil prices or production levels or some other external factors that she cannot control.In addition, I think the $3K on $1600 rent is pretty slim, I would want to see the persons last 3 mos of bank statements to see if they have some savings built up or if they are living oil check to oil check.I would not be excited about renting to 2 unemployed adults with 3 different pets.

I made columns with check boxes for each adult so they could check it if they liked that property.  

Tenant may not park more than one vehicle, per adult living at the home, at the Premises.

I know their are single family homes can be converted to small adult care homes for adults needs minimal assistance and food preparation.
