The broker will take a cut of your commission. 

I utilized a good onsite/regional manager (gave them a cut back on their rent) when I hit 23 units.

It's their property and their responsibility to maintain it, unless there is a cut and dry case that the tenant caused the damage.

I am trying to get an acute price range for replacing a heating system and AC unit for a condo, aprox 1300 sq feet.

We are looking at a cute little trailer park that has several pre HUD manufactured homes on it and I have no idea how to go about financing.

Go into the deal claiming to be someone who is either getting financing (if you intend to buy) or be honest that you won’t be buying but you will be advertising their house to sell to someone else (while taking a cut).  

The type of lender you use (broker, credit union, local bank, etc) is not a cut and dry issue. 

Acutally my mother was more influential on rentals for me than my father and she bought units on her own more than my father ever did after they divorced but both bought rentals because they wanted a better future for themselves.
