The item that I hate shopping for the most is dressers, and nothing else comes remotely close. 

@Tony Maldonado boilers are great as they last a long time, but not so great when it comes to servicing & replacing them (expensive!).

Its how come I am so entrenched in funding in the mid west till this day..

The idea is to expect a negative cash flow, however bank on the growth to achieve a good return.

You have to come to the table (a future deal) with funds to get the ball rolling.

Find local meetups, rub elbows with other investors, find out what they need, and then find a way to meet that need.For example, maybe an investor is growing fast and struggling to keep up with inspections.

The first one to hire would be the accountant.
