I plan to verify lease agreements with the tenants via estoppel, inspection the condition of the property, verify rent payments have been consistent.  

So, would you suggest doing this and putting him in 1st position, once the home is completed have him removed from 1st?

It’s great since it saves him having to find a good legal clerk, which he would have a hard time finding.
