Hey @George Drexel, I spent many years as a mortgage loan officer.

It was a new build, and we spent quite a bit of time and money to get it up and running for our first guests.

Sort of like your quarterback and key player, in my opinion.We spent about 6 months interviewing PMs, calling as prospect landlord, calling as prospect tenants.

@Jonathan Bock Oh, I know, and believe me, I've spent over $200,000 in remodels, maintenance, mold remediation, flood remediation etc.. since 2004 and I only own 3 homes!!

He has spent 10-15k on the job at best.

However, I know you could get 10 acres and a 3/2 house here in New Hampshire for $350,000 if you spent some time looking and were willing to move across the country.

(Making it a great area to visit during all seasons.)I spent a lot of time there growing up, most of which was during the summer.

Now if the four family was a big renovation that you bought for say, $1mm but with renovation to all the units, could be worth $1.5mm (assuming you only spent about $200k on renovation), then I would say that would be worth it.  

As previously mentioned, I have never gone through this process yet and am a first time homebuyer, but have spent about 10 hours of researching per week for the past 6 months including listening to the podcasts.

By  your logic if I spent the 3 days in my hotel room staring at the walls it is personal.
