@Andrew Davis  its the different between subs that make money and contractors that are basically week to week.Also to be fair to reputable contractors.. they also get burned by the people that hire them.. so they want a deposit to start... and paid as they go.. this is pretty common in the get it done as cheap as you can rehab business... its a dual edge sword.

Short term: I hope to be able to purchase either a duplex (inspired by listening to BP podcasts) or another home that can serve as a dual residence and rental property in one of the many up and coming neighborhoods in central Houston (I have my eye on a few in particular).Long term: Make two single family rental purchases a year in the Houston areas as buy and hold properties and eventually transition to multifamily units.
