We also have homestead exemptions where I'm at - which an LLC isn't able to take advantage of - so I would investigate the benefits of that as well when considering selling it to yourself.

Depreciation will continue to provide tax savings for years to come, of course.Appreciation isn't cash earnings, of course, until the property is sold, but it does factor into the overall wealth building opportunity in real estate investing.

I’ve had 2-3 buyers interested in Lakewood and Edgewater areas continuously over the last 1 1/2 yrs so have spent a lot of time looking at properties in these areas- here are a few additional observations:The numbers on renovated full size Lakewood two family don’t match most investors criteria (greater than 7% ROI).
