I grew up in a country and culture where you can trust almost everyone.My upbringing strongly emphasized ethics, kindness and generosity as the most important personal attributes.American culture seems to support notions that greed is good and its like a competition of who can claw their way to them top at the peril of others.I have tried to adapt but I have no intention to stay in this sterile, cold and dangerous environment long term.

Debt and risk go hand in hand and I can’t make blanket statements of what people *should* do without understanding their overall risk exposure and personal risk tolerance.As for the notion that the tenant pays the interest, I think that confuses the issue: the tenancy generates income, the property has expenses, one of which may be interest (and which may have tax advantages).

Hi Cassidy - This is not legal advice, you would have to talk to your attorney for that but this is my advice as an experienced landlord:If your tenants had a term lease that they are breaking early, basic contract law supports the notion that they are on the hook for the full terms of the lease but you must do your best to mitigate your damages by getting a qualified renter into the unit as soon as possible.
