While you do need to attack both at the same time, having a strong bench of potential investors will be key to be awarded deals.

In order to do this, I need the city to officially consider the second unit as a second house / duplex.I am working with the city planner to try and find the permit..but I was hoping for any thoughts or ideas from the BP community on how to attack this issue.Can you get an address and meters for an illegal property?  

At first I stressed about the impending review but once I accepted that there are some people you will never please, my perspective changed to view it as an opportunity to learn how to craft an objective response that demonstrates that the guest was the issue without getting into personal attacks or petty statements.  

Attack any possible maintenance issues so you don't get that unexpected call later from a tenant plus it is always cheaper to repair the problem before it becomes a bigger problem!

Attacking pre foreclosure lists aggressively is the best way to get distressed assets before they get lost in the bureaucracy of foreclosure.  

My first house wont be a problem with a down payment because its a VA loan but Now you've given me something to think about with how I will attack the others.
