So, here at the 6 month check in, here are the things I've been doing since January 2024: *Anchored everything to my WHY, including the motivations and long-term strategy *Joined a local REI group hosted by my church*Researched tax lien investing in Harford County, MD and decided to not play in that space this year*Read a few REI books (Rich Dad Poor Dad, One Rental At A Time, Building Wealth One House at a Time, Wealth Without Cash, Building Real Estate Wealth in a Changing Market)*Subscribed to a bunch of good YouTube channels (BP, ORAAT, Ken McElroy, Coach Carson...)

I live far away and was unaware no one was watching or maintaining the home or I would have attempted to find a caretaker of the home maintenance.

I just watched his web class presentation last night, I was looking to get information from someone who has gone through the course. 

@Peter Dukaj Outside of a few variables to watch out for such as environmental surveys and wetlands areas, there's certainly potential for decent lots within this price range

Instead, I would recommend you look up Anderson Business Advisors and Tax Toby Mathis on YouTube.

John Bianchi has some great free videos that I highly suggest watching that will help you analyze markets. 

The way I heard it explained is that you take over the existing mortgage and then you can either rent it or transfer the mortgage to someone for free but the videos I’ve watched never say anything about giving the seller anything other than money down to lock it up.
