Unfortunately, human nature is such that if I do spend hours, days, months vetting a sponsor, and ultimately sign off on them, I will already be biased to accepting the next deal they offer, regardless of whether it is good or not.  

As long as the tenant receives it and signs a copy, you should be good.Certified Mail works because the Courts accept this as delivered even if the tenant never picks it up.

I'd never buy under leasehold but, if you want to "own" in Bali , you have to accept that.

The best deals are found before the hit any website tbh.
