If you need to sell, and it's imminent, then it would be unreasonable to not say anything since the new owner may be looking to take possession at lease end.

They are taking all the risk with no premium for the higher risk deal.It is not that sellers financing is impossible in a sellers market, but trying to do it at unreasonable terms for the seller may be difficult.

However my biggest hurdle is that I don't know of any contractors or where to find them. 

I think the cost savings could be significant, but the main hurdle seems to be getting through local inspections.
