Sounds like some of the folks on here are under playing the true status of the SWFL market...

@Chris DoucetteIf it sounds to good to be true....It's possible they are just quoting you their P&I payment, when you are thinking they are quoting you principle, interest, taxes, and insurance.  

I thought it sounded too good to be true also. 5 years later, I'm thrilled that I did my homework.

While some of this is true, this won't hold true when the market shifts.

There are very few true oceanfront properties in Pismo, and only a small area with flood risk  if during a heavy storm, so I don't think insurance will be a concern.

The same is true with property management.
