There is toxic mold and then regular mold and most of them are black.

It seems like he just got irritated with me because I didn't give his wholesaler a full price offer for what they wanted.

Motivated sellers may pay more though.I had a tough to sell home one time I bought it at foreclosure and did not realize there was a toxic dump down the hill LOL.. even though it was on 40 acres and 1k from the home and well and down hill from it was just tough to sell and it was just under a million dollar prop.after sale fails about 4 times.. 

Just as all of you in this thread have had a different perspective and thought on one particular scenario, say, bringing a sandwich into a shop, and your thoughts on that exact action - how it has affected each one of you to a point - either of irritation, anger, or some could care less. 

Probably the best place in the state to have owned during the downturn.there were times were big investment houses would not buy NPN  in MI  OH and a few other states.. they were toxic assets.. we see a nice rebound now in Detroit and its nice to see that happen.. so wishing for a replay or recession that would cause real estate values to go down significantly so that a few can pick up deals..

And of course, I also get to see the operations side of the business (good, bad, and ugly), which has helped keep my toxic optimism in check and know what truly good/bad deals look like. 

I always get irritated when people pile on with the wooulda, coulda, shoulda stuff. 

Find ways to improve DTI - if it means using cash to pay off toxic debt such as credit cards I would do so; 20% interest is going to kill you.2.

Attitude is key and I am very aware of that when talking to client prospects and I definitely do not do that when speaking to my clients because they are already in a vulnerable or irritated state.
