I have a house of estrogen -- the missus and two teen girls.

I cannot say enough about this place (Sarasota, FL), it is great in so many ways: lots of cultural events, weather, low taxes, growth, real estate investment opportunities, good schools, great weather for flying planes, beach volleyball, SCUBA diving, great food.So, more about me professionally: I read the Art of the Deal by Donald Trump and was immediate hooked on real estate, that was in my late teens to early 20's as I recall.

I have always been intrigued by real estate since my late teens, but never really educated myself on how to actually get started.

Right now, I am looking at sponsors advertising IRRs in the high teens, with little to no operating experience. 

Yes you can do it legally but ...really, these are children, pre teen for crying out loud,  not employees.

However I think I've been putting my knowledge of when I worked in construction as a teen to the game more than anything else xD

I applaud anyone in their teen years who is already thinking the way you are.

Cap rates in the mid to high teens and relatively low cost of entry.  

Its been my plan since I was a young teen to own rental properties.

I'm trying to get my teens interest in RE.
